Standard Inclusions to all Designs as Follows

  1. Contractors all risk Insurance Cover during Construction period.
  2. White Ant Treatment - S/Steel Collars to slab penetrations - DURSBAN Perimeter Spray.
  3. PVA Curing treatment to total surface area of Raft Slab.
  4. Choose from our selection of Quality Face Brickwork; PGH, Boral or Austral - Note: Off White mortar included as Standard.
  5. Linen Cupboards as indicated on plans including 4-Rows white melamine shelving.
  6. Coats cupboard to Foyer where indicated, including one (1) shelf & hanging rail.
  7. Built in robes to Bedrooms where indicated, including one (1) shelf & hanging rail.
  8. Walk in Robes to Bedrooms where indicated including one (1) shelf & hanging rail
  9. Powdercoat Aluminium sliding windows & sliding glass doors as indicated on plans, Obscure glass to Pwd, Bath & Ens windows – windows rated to 700PA - (Not including Flyscreens).
  10. Roof Tiles; Choice of either “ CSR Monier “ or " BORAL " Concrete roof tiles, with selection from the; (CSR Monier – Waverly & Elabana Ranges) or (Boral Insignia - Macquarie, Windsor, Contour & Slimline Ranges) - (Not incl. Roof sarking).
  11. Maintenance free Colour bond Fascia, gutters and 100 X 75 Downpipes.
  12. Plumbing & Drainage Works Incl. The provision of Two (2) x mains water yard Taps.
  13. Tapware includes Mixer taps throughout.
  14. Plasterboard to walls & ceilings, Villaboard to wet areas, 90 mm Cove Cornice Throughout.

  19. Front Entry Door, HUMES Newington “XN5” 820mm width, Solid construction + “XN11” Sidelight Clear Glazed, including Maple timber door jambs.
  20. Kitchen Cupboard’s specification – Our Home Designs include a generous size Kitchen with a functional layout - O/Head cupboards, 1.5 Bowl Sink & 600 mm Slide out Range Hood are Standard inclusions to all of our Designs. We also include as standard. Includes impact resistant Pvc edge strips to the cupboard doors for extra durability. Pantry unit as indicated & O/Head cupboards as indicated.
  21. Ceramic Floor & Wall tiling to; Bathroom, Pwd Room, Ensuite & Ldy’s . Splash back only to Kitchens. We include, your choice of Modern Floor &Wall Tiles of Erina selection PC @ $29.50 / m2 Incl. GST.
  22. Ceramic Floor tiling incl fascia tile & riser to; 1st Floor Balcony’s (where indicated on plans), selection PC @ $ 29.50 / m2 Incl GST. (Laid Std Pattern – no borders).
  23. Two coats Low Sheen paint to walls and 2 coat Flat paint to ceilings, your choice of one colour for each from our range of Colours. (Woodwork to be Enamel painted in an additional colour to your selection).
  24. Pivot Door - Powdercoat Aluminium Semi-Frameless Shower Screens [ Oversize height of 2000mm ] to Bathroom & Ensuite Showers, Choice of Frame Colour , 6.38mm Clear Laminated Safety Glass.
